Mombasa County Milele Beach Hotel & Luxury Apartments Auction

Duly instructed by the chargees, we shall sell the under-mentioned properties with all the improvements and buildings thereon:

1) RESIDENTIAL/HOTEL PROPERTIES IN MOMBASA COUNTY FRIDAY 3RD JUNE 2016 IN OUR OFFICES AT SHANKARDASS HOUSE 2ND FLOOR, ROOM 209, OLD WING STARTING AT 11.30 AM.

All these properties or parcels of land known as L.R. NOS. MAINLAND NORTH SECTION 1/11474, 11477, 11478, 11518, 2528 & 2536 are registered in the name of PRESBYTERIAN FOUNDATION OF P.O. BOX 27573 – 00506 NAIROBI.

  1. A) L.R. NO. MN/I/11518 MILELE LUXURY APARTMENTS, BAMBURI AREA, MOMBASA COUNTY

The property which is locally known as Milele Luxury Apartments is situated on the New Malindi highway shortly after the junction to Bamburi Cement Factory and Kiembeni Estate. The property is zoned for and being used for hotel/residential purposes. Mains and electricity and water services are connected to the property. Drainage is to an underground septic tank. A borehole is provided on site to supplement main water supply. DEVELOPMENT: – On the plot are four incomplete six storeyed blocks of apartments currently under construction which will be provided with swimming pool for the residents. The plot is currently being developed with four blocks of Luxury Apartments whose constructions appears to have stalled. CONSTRUCTIONS: – The blocks which are identical in design and construction are coral stone block walls in-filled in reinforced concrete columns and beams, partially rendered externally, plastered smooth internally and painted to the show house beneath a reinforced concrete flat roof. Walls will be 200mm thick coral stone block walls in-filled in reinforced concrete column and beams, externally rendered and colour-washed, internally plastered and painted beneath a reinforced flat concrete roof. External doors will be solid Muvule hardwood types while internal doors are wood panels. Flooring will be of granite in public places and ceramic tiles in private areas. Windows will be standard glazed aluminum casement with burglar proofing Ceiling to all floors will be gypsum ceilings Wardrobes and kitchen cabinets will be finished in quality MDF Walls in wet areas will be of ceramic tiles up to the full level

ACCOMMODATION

BLOCK A: – Ground floor consists of Conference Room, Main Kitchen (Hotel), Restaurant/ Dining, Generator Room, Switch Room, Service Yard/Water tank below, Transformer Room, Lobby, Gents and Ladies. The other floors will contain apartments with 12 nos. Lounge/Dining, Kitchen/Open plan, Master Bedroom ensuite, Bedroom and Balcony.

BLOCK B: – Will typically consist of one Bedroom Pent House, 1-three bedroomed pent house and 10-three bedroom apartments. Accommodation:-Lounge/Dining, Kitchen, Master Bedroom ensuite, 2 no. bedrooms with one ensuite, Lobby and Balcony.

BLOCK C: – Will typically consitst of 5-One bedroom apartments, 10-two bedroom apartments and 2-two bedroom pent houses. Accommodation: – Lounge/dining, Kitchen, Master Bedroom ensuite, one bedroom ensuite, Lobby and Balcony.

BLOCK D: – Will typically consists of 15-two bedroom apartments, 1-one bedroom pent house and 1-two bedroom pent house. Accommodation: – Lounge/Dining, Kitchen, Master bedroom ensuite, one bedroom ensuite, Lobby and Balcony There are therefore 58 apartments in total.

  1. B) MN/SEC I/11478, 2528 & 2536, NEW MALINDI ROAD, MOMBASA COUNTY

The properties are known locally as Milele Beach Hotel, and are situated on the New Malindi road shortly after the junction to Bamburi Cement Factory and Kiembeni estate. The properties are zoned for hotel purposes and are utilized for the same purpose. Mains water and electricity are connected. There are also two boreholes that supply two large underground water tanks with capacities of 64,000litres and 81,000liters with ancillary ventilation system. A large stand by generator is provided to supplement power system. Drainage is to septic tanks and soakage pits.

DEVELOPMENTS: – Comprises a Beach Hotel with the main hotel comprising an Administration Block with reception and offices, bedrooms, apartments, swimming pool and the visitor’s car parks, conference Halls, workshops/stores and the generator rooms. The main hotel area is enclosed by a coral block wall except for the beach frontage which is open but secured by a chain link fence.

The bedrooms are in two categories:-

  • Single storeyed blocks adjacent to the main administration block
  • Terraced semi-detached cottages.

There are therefore seventy two (72) rooms and ten (10) apartments (cottages).

SCHEDULE OF BUILDINGS ON L.R. NO. MN/SEC I/11478

  1. I) MAIN ADMINISTRATION BLOCK Construction is of coral stone walls partly rendered and colour-washed, internally plastered and painted beneath a makuti roof on boriti pole framework supported by partly gum poles, Flooring is concrete finished inceramic tiles, Windows are glass louvers, Doors are curved Swahili doors and Porte Cochere is open sided with high makuti roof on boriti poles supported by vertical gum poles. Accommodation: – Porte Cochere, Reception Area/Lounge, I.C.T., Reservation office, Marketing and Sales office, General Manager’s office, Accounts/Accountant/Cashiers/ Reception.
  2. II) STOREYED BEDROOM BLOCKS

BLOCK A: – Double storeyed block of bedrooms constructed of concrete block walls, rendered and color-washed externally, internally plastered and painted beneath a reinforced concrete pitched roof overlain with makuti. Doors are wooden panels. Flooring is concrete finished ceramic tiles, windows are glass louvers, and ceilings are painted plasters. Accommodation: – Rooms Nos. 101-108 (8 Nos), Rooms Nos. 201-208 (8 Nos) with accommodation as follows: – Rooms, Balcony W.c/Shower, w.h.b. BLOCK B: – Constructed similarly to the above bedrooms and is situated to the East of the parcel. Accommodation: – rooms Nos. 109-116 (8Nos), rooms nos. 209-216 (8 Nos) typical of rooms, W.c/Shower, Veranda/ Balcony. SWIMMING POOL: – This is situated between the administration block, the bedrooms on the East, north-West on a raised level. Fully tiled with stone paved surround. The filtration plant is below, with one starite filter in parallel and a 7.5 k.w. pump. HOUSEKEEPING BLOCK: – Single storeyed building constructed of concrete block wall, rendered and colour-washed externally, internally plastered and painted beneath a Makuti roof. Doors are wood panels. Flooring is concrete finished in cement screeds, partly terrazzo in wet areas. Accommodation: – Housekeeping store, Laundry store, Housekeeping office, Gents with W.C/Urinal/Shower, Ladies with W.C/Shower. UNDERGROUND WATER TANK: – constructed of reinforced concrete walls and cover connected to the borehole and water mains then pumped to the reticulation lines. The water tank has a capacity of 81c.u (81,000 litres) of water. CONFERENCE HALL (SABAKI): – Constructed of concrete Block walls externally rendered and colour-washed, internally plastered and painted beneath a metal trussed roof fitted with rain water gutters and overlain with gal-sheet cover. MN/SEC 1/2536 BLOCK C: – Slightly different in construction and accommodation L-shaped block constructed similarly to the above bedrooms save for non-slip ceramic tiles and partly terrazzo floors. CONSTRUCTIONS

MILELE APARTMENTS: – Terraced Maisonettes constructed of concrete block walls, rendered and colour-washed externally and internally plastered and painted beneath a reinforced concrete pitched slab roof overlain with roman clay tiles. External doors are sliding glazed aluminium doors while internal ones are flush. Flooring is concrete finished in terrazzo, windows are glazed metal casements, and ceilings are painted plasters. Accommodation: – They are 10 (ten) semi-detached apartments, with accommodations as here below: Ground floor: – Lounge/Dining, Kitchen, Lobby First Floor: – 2 Bedrooms, 2 W.Cs, Shower Rooms KOMBENI CONFERENCE HALL: – Constructed similarly as above save for Makuti roof and glazed sliding aluminium and glass louver windows. Accommodation: – Marere Halll, Kombeni Hall, Purchasing office, stores.

COLD STORAGE: – A 20ft container converted into a cold storage room.

The property forms part of Milele Beach Hotel and Milele Luxury Apartments and is situated on the New Malindi Highway shortly after the junction to Bamburi Cement Factory and Kiembeni estate. It is undeveloped with well-kept lawn grass and is currently used generally as part of the hotel but more specifically for events and private functions. In the near future it will convert to car parking lots for the Luxury apartments under constructions. Mains electricity and water services are not connected to the property but are in the immediate neighborhood. Drainage would be to septic tank and soakage pit.
