Duly instructed by the chargers we shall sell the mentioned property with all the improvements and buildings thereon:

AGRICULTURAL PROPERTY IN KWALE COUNTY ON THURSDAY 7TH JUNE, 2018 OUTSIDE KCB BANK TREASURY SQUARE, MOMBASA STARTING AT 11.30AM.

That entire piece or parcel of land known as L.R NO. KINGWENDE SHIRAZI/SHIRAZI BODO/112 KWALE COUNTY measuring approximately (2.75) Hectares or (6.79) Acres and registered in the names of HASSAN ISSA MSHENGA, ABDALLA ISSA MSHENGA & FATUMA ISSA MSHENGA G/T AMOS GITHAIGA KIAMA OF P.O BOX 95603-80100, MOMBASA. The property is situated within the larger annex residential area in Kwale County. It lies about 1.5Km to the East of Shirazi Primary School along the coastline in Shirazi area of Msambweni sub county in Kwale County. Access to Shirazi Market from Ukunda town is via the Ukunda-Lunga Lunga tarmac road past Msambweni Trading Centre up to the signpost to Paradise Lost Hotel just before Ramisi Trading Centre then branch off to the left eastwards along the road to Paradise Lost Hotel which is next to Shirazi Village.

This is a fairly rectangular shaped plot generally level and composed of sandy soils. The plot boundaries are open on all sides. The eastern side is marked by the low water level and mangrove trees. There are no developments on the property except the land is under natural local vegetation.

Mains water and electricity are not available for connection to the property other social services and amenities are available within Ukunda town and Mombasa. The immediate access road is earth surfaced.

CONDITIONS OF SALE

  1. All interested buyers are requested to view and verify the details for themselves, as these are not warranted by the auctioneers or the chargees. 2. All interested bidders will be required to first make a refundable deposit of Kshs 100,000/= by way of Cash or Bankers Cheque to be allowed to bid and obtain a bidding number. 3. A deposit of 25 % of the purchase must be paid in cash or bankers cheque at the fall of the hammer and the balance paid within 90 days to the chargees or their advocates. 4. The sale is subject to a reserve price and land control board consent where applicable 5. The auctioneer reserves the right to accept or refuse any bid without giving a reason. 6.
